Turkey Homes are delighted to present this totally renovated traditional property for sale in Fethiye, located in the peaceful ancient Greek village of Kayakoy to the south of the harbour town in the southwest of Turkey.

Kayakoy is a small village set in the hills above the town of Fethiye, which used to be the main trade hub of the region until 100 years ago. It is charming and surrounded by lush green mountains and acres of open green fields. One of the hillsides, the old town, is now a historic site of a much-visited open-air museum, where the Greeks used to live in stone houses until they left the village in 1922.

Homes in Kayakoy are spread across the farmland, many are traditional style, though much more luxurious and often quite private with high walls, and some of the ancient homes around the village have been sensitively refurbished back to their former glory with luxurious characteristics. They are highly desirable for holidays for people who love to feel the history and enjoy peaceful summer breaks away from their busy working lives, which makes property prices in Kayakoy quite higher than in other Fethiye areas.

Property Information

This charming Fethiye property is fully refurbished and in the Kinali area of the village, just a short distance to the small village centre where you find a traditional tea house, a mosque, several restaurants, a fresh bakery, and grocery stores for your daily essentials.

Kinali is a peaceful neighbourhood with an increasing number of private holiday villas, surrounded by stunning nature views and the lush green mountains, with a handful of restaurants and a small local shop, an ideal area for a peaceful holiday retreat or for anyone looking to relocate to a traditional rural village for back-to-nature life.

The main road through Kayakoy is just a short walk away where you can take the local transport that runs every 30 minutes during the summer and every hour in the winter months; you can visit the centre of Fethiye for the weekly shopping or a walk along the harbour, or take the bus down to the beautiful Gemiler Beach to enjoy crystal-clear water and fun water sports.

This stunning stone-built villa sits on a large private plot surrounded by a high stone wall and screened from any passersby offering privacy. The gardens have several large terrace areas, shaded seating areas with BBQ, pretty syrups and mature trees, a large swimming pool with plenty of poolside sunbathing, and a shaded jacuzzi. There is also a good-sized modern kitchen in the garden area which is very convenient for your alfresco dining.

The main entrance to the villa's grounds is via a traditional wooden door opening onto a private driveway large enough for 2 cars, with a stone-laid pathway leading to the front of the villa where you meet with a solid wood front door, which opens into an open reception hallway with stairs leading to the upper floor, and hallway leading into a spacious lounge.

The house offers stunning stone interior walls and characterful high beamed ceilings in all rooms; the lounge is furnished with traditional furniture and hosts doors giving access to a large terrace overlooking the pool area, with stone steps giving access to the swimming pool. The balcony has stunning views across the open fields and the nearby pine-clad hills, perfect for midnight star gazing, which is very impressive in Kayakoy since there is very little light pollution.

The ground floor hosts a spacious separate modern fitted kitchen, decked out with ample units, granite work surfaces, and a more beamed ceiling, whilst the floor is laid with marble flooring.

On the opposite side of the lounge is another opaque glazed door accessing the first of the 4 bedrooms, a large double room with marble flooring and beamed ceilings and the private use of an en-suite shower room facility.

Ascending the upper floor, you reach a hallway with the remaining 3 bedrooms, all spacious double bedrooms with angled beamed ceilings and hardwood flooring, and all enjoying the privacy of en-suite shower rooms, one with access to a large, shaded balcony with more of those stunning nature views.

This immaculate property is on the Fethiye real estate market, fully furnished to a very high standard and comes all-inclusive of all white goods in both kitchens, underfloor heating system and air conditioners in every room.

Overall, with Kayakoy being a highly sought-after area, this must-see property would make a sound investment in Turkey with extremely high rental potential and yields, or a perfect home for a family looking to relocate to a rural Fethiye village with easy access to the town centre and the beaches.

Kayakoy, anciently named Lebessos and Lebessus and later Livissi, is a historic old town that sits approximately 8km south of the busy harbour town of Fethiye in the southwest of Turkey.

Believed to have been built somewhere in the 18th century and inhabited by the Greeks until 1922. Much of the village homes were built on the hills, from natural stone, with two Greek Orthodox churches and a school. Today these buildings still stand with around 500 homes and is a highly visited museum site with a small entry cost, an area with a real taste of history.
