We are pleased to offer this beautiful luxury villa for sale in the enchanting town of Kalkan, on the stunning Lycian coastline in the south-west of Turkey.

The historical town is one of the most beautiful along this long this coastline, full of lush natural green landscape, wonderful history, ancient architecture, and crystal clear turquoise waters, all towered over by the gorgeous Taurus mountains that shelter the area,

Kalkan is home to two stunning bays, both exclusive areas and both built like amphitheatres, with the beautiful Mediterranean sea being the live show, and some amazing luxury properties being the captive audience. Due to the contour of the local land, the homes seem to cascade down towards the sea, sometimes with elevated positions and enjoy truly breathtaking views across both bays and the islands that seem to magically float on the water.

The old town area of Kalkan is filled with little narrow streets that are lined with traditional old stone houses, with whitewashed walls, wooden window shutters and overhanging wooden balcony, all showing the ancient Greek history of the town. With Kalkan's main income coming from the tourist industry, the local people take pride in their town, keeping the area as traditional as possible, in hope that its visitors will return year after year.

This stunning villa sits in the neighbouring bay of Kalamar, within walking distance to the centre of Kalkan, where you find a host of excellent restaurants, friendly relaxing bars, and a wonderful array of supermarkets and various shops selling some wonderful Turkish hand made items and traditional goods.

Located approximately 600 from the sea in a slightly elevated position, the villa sits in its own private plot, boasting some stunning mountain views and gorgeous views across the azure of the sea.

From street level the plot is entered either by a wrought iron gate, draped with pretty fuchsia coloured flowering Bougainvillaea, and steps leading up to the garden level, or via a private garage below the garden and pool area, which also houses the pool pump room and has extra space for storage of pool chemicals and garden furniture.

Once you reach the garden level, mostly laid with tiled terraced areas, allowing ample space for sun loungers and relaxing garden furniture for long summers of Mediterranean style outdoor living and alfresco dining. Small side planted areas house some wonderful flowering plants and shrubs adding little touches of colour to the terraced areas.

The main entrance to the villa is found at the side of the property, entered by a steel security door, opening into  the spacious lounge area, with large rounded bay windows at the front with floor to ceiling patio doors taking you out to the pool area. The lounge also has a wonderful feature wall, fully tiled in the style of a Turkish bath, with an Adams style fireplace housing a modern glass fronted log burner to keep you warm on the cooler evenings. Further patio doors in the lounge take you out to the side terrace for dining or relaxing whilst enjoying the views

The off-set kitchen is located through an opening in the lounge, a fully fitted modern kitchen, lined with teak effect wooden units, granite work surfaces and tiled splash backs. The kitchen also offered further access to the side terrace by a further set of patio doors.

Off the lounge, you also have a handy guest W/C and a marble staircase leading to the upper floors. On reaching the first floor you find a large double master bedroom, with its own private en-suite shower room and a similar rounded bay window, with patio doors leading out to a good sized private balcony, perfect for a morning coffee whilst watching the private yachts sailing in and out of Kalamar bay. The first floor also houses a good sized twin bedroom, again with a private en-suite facility and a smaller private balcony with beautiful sea views.

Heading up to the top floor, you have a very similar layout with a further large master bedroom with en-suite and large private sea facing balcony. The fourth bedroom is a smaller double room and again having the privacy of an en-suite shower room and smaller private balcony.

This house doesn't stop there, the stairs continue up to a large rooftop terrace with ample space for all the family, to enjoy a relaxing evening at home, with a cool drink whilst gazing across the sea and watching the amazing Kalkan sunsets.

The villa is offered for sale fully furnished to an excellent standard and comes all inclusive of all white goods and is air conditioned throughout.

An ideal investment property as a buy-to-let option with very high rental potential, located within walking distance to the centre and the beach and affording some breathtaking sea views.

Kalkan is located on the stunning south-western coastline of Turkey, belonging to the province of Antalya, though it does have closer links to the Fethiye area of the Mugla province, thus, most people tend to fly into Dalaman Airport rather than Antalya for a shorter transfer time. The village depends mostly on tourism for its income, therefore, you will always receive a lovely friendly welcome from the locals as they try their hardest to keep the village as authentic and traditional as possible, and so far the village has kept most of its charm and remains unspoilt by mass tourism.
