Recently, more people seeking properties for sale in Antalya province are choosing to build their own home instead. It’s increasingly popular among those looking at homes in Belek – and it’s an area where we at Properties Antalya have considerable expertise. Let us talk you through the process.
Why choose Belek?
Belek is a wonderful blend of the old and the new, combining Turkish traditions with modern development. It’s renowned as Turkey’s golfing capital, with championship-standard courses drawing enthusiasts from all over the world – including the legendary Tiger Woods.
Belek also boasts some of the region’s finest spa hotels, and of course, it sits right on the Mediterranean, enjoying a temperate climate. The summers are hot and the winters mild, making it the perfect place to live. Several of Antalya’s famed Blue Flag beaches are in easy reach, while Belek itself offers a range of amenities; you don’t need to travel far for everyday basics.
The first steps
Building your dream home in Belek starts with finding the land and choosing the right spot. To begin with, we need to establish two key factors.
The first is your budget, which needs to cover not just the cost of buying the land and the building work, but aspects such as obtaining the relevant legal permissions and securing the title deeds. Don’t worry – it’s not as scary as it might sound. We’ll hold your hand every step of the way and make sure everything is in order.
The second is deciding what your home will look like. At this early stage you only need to consider the basic floor plan, but it’s still exciting. There are plenty of design apps you can download to help you and provide some ideas.
Picking a plot
Once your budget is finalised, we can start looking at plots of land. Location is everything, as always, so if a sea view or being close to the beach is important, you can expect to pay more. Other features to consider are the direction from which the sun will hit your property at different times of the day, whether you prefer to live in a flat area or on a hill, and how far you are prepared to be from the beach, public transport and local shops.
After you’ve made the decision, a contract with the landowner will be drawn up by a solicitor and notarised. At this stage, the process of transferring the title deeds into your name will begin. In all, assuming no unforeseen challenges, this takes between three and six weeks.
Working with the architect
Now it starts to get really exciting! Once the deeds are signed for, the architect can design the final floor plans, taking into account Turkish rules and regulations. It’s also time to meet with the construction company to discuss how work will progress and put some timescales in place – which means you’ll know when you can expect your new home in Belek to be completed.

Time to show off your home
Once construction is complete, we will ensure all required official inspections are carried out and necessary approvals are in place. Then we’ll transfer the title deeds, changing them from land to residential status.
A snagging survey will pick up any last-minute issues that need to be resolved, and then you can start shopping for furnishings, appliances and accessories while we take care of getting utilities such as water and electricity connected to your property.

Is having a home built expensive?
It’s impossible to give a ball-park figure as there are so many variables. The plot of land you decide on, its size, and which building materials and décor you choose will all have an impact. If you require extras such as a swimming pool or landscaped gardens, these affect the cost too.
