BLOG Kalkan Areas – A Guide for Property Buyers

Kalkan’s reputation as one of the most prestigious resorts on the Turkish Riviera continues to grow. You can almost feel it in the air – the ambience of quiet refinement tantalises visitors with a hint of the luxury lifestyle that can be found.

Kalkan is a popular tourist destination, attracting people who prefer to holiday in style rather than those seeking a raucous party atmosphere. That’s not to say it isn’t lively, but Kalkan is a far cry from the 24-hour party towns found in other parts of the Mediterranean.

The area has a unique character, combining traditional features with modern architecture. Contemporary buildings are kept in line with existing styles, avoiding any jarring to the senses where new meets old. There are properties in Kalkan to suit every budget – beautiful villas with a private pool and stunning sea view can be had for surprisingly low cost.

Some intend their property in Kalkan to be a private retreat for just a few weeks each year. The Old Town

Kalkan’s historic old down, or koyıcı, is a delightful maze of cobbled streets with overhanging balconies and authentic whitewashed walls. Stunning sea views and colourful cascades of bougainvillea make you catch your breath. This is the busy heart of the Kalkan area, close to the harbour and main beach as well as restaurants and shops. Many buildings are listed, restricting development or modernisation, which means the area retains its old-world charm.

Central Ortaalan

The Ortaalan area is the newer part of Kalkan, close to the main supermarkets, shops and banks as well as the otogar (bus station) and weekly market. Its elevated position means properties in Ortaalan enjoy plenty of sun and gorgeous views over the Mediterranean. There are still bars and restaurants close by, while the busier Old Town is a short walk or taxi ride away.

Beach life in Kalamar

To the west of Kalkan, this beautiful bay area enjoys a peaceful location and a mix of modern and historic properties. It’s around a 30-minute walk from the Old Town, an enjoyable stroll during the cooler months, or five minutes in a taxi. Kalamar Bay boasts a number of restaurants, bars and beach clubs, making it a popular choice for those who want to invest in a rental property.

Secluded Kışla

On the other side of Kalkan, to the east, lies Kışla. One of the quieter and more élite areas, its attractions include stunning sunsets and beautiful island views while at night, the illuminated Old Town and harbour area is a sight to behold. Properties in Kışla are generally spacious and private, and there are several shops, restaurants and beach clubs, the latter offering shuttle boats to the harbour during the season.

Exclusive Komurluk

Widely acknowledged as Kalkan’s most prestigious location, Komurluk neighbours Kışla and is just a touch closer to the harbour and Old Town area. If you’re looking to buy exceptional high-end property in Kalkan, you’ll find it here. Expansive villas with landscaped gardens and tastefully designed interiors offer luxury sea-front living, and Komurluk even has its own beach club. It’s the perfect choice for those who enjoy the very finest things in life, or who are keen to maximise their property’s rental potential.

The view from Kızıltaş

Nestling in the foothills of the Taurus mountains, Kızıltaş is further from the sea but compensates with spectacular views of the coastline. Properties here are modern, many boasting infinity pools, and are a more affordable choice for many than Komurluk or Kışla. Although further up the hillside, it’s still an easy walk of 20 minutes or so into town, and there are plenty of taxis available to take  you home afterwards.

Off the beaten track

Villages such as İslamlar, Üzümlü and Saribelen are set further out of the Old Town, a drive of ten to 15 minutes. They’re a popular choice for those who prefer peace and solitude outside the main tourist areas, with the added advantage of being several degrees cooler – welcome during the high summer months. There are bars and restaurants in each place, some attached to their own trout farms, and the stars in the night sky are a sight to behold away from the bright lights. If you seek tranquillity but with all amenities within easy reach, this is the best of both worlds.
