Of course, budget is also important when considering where to buy, but let us set your mind at rest. While some areas naturally command higher prices than others, there is still plenty of affordable property to be found in the Antalya region.
Up-and-coming Alanya
Nestling between the Taurus Mountains and the Mediterranean to the east of the province, Alanya is becoming increasingly popular as a tourist destination. It benefits from being close to two airports – as well as Antalya, around two hours away, Gazipaşa lies just 38km in the other direction.
Growing numbers of British, Scandinavian, Russian and Middle Eastern tourists are discovering Alanya’s delights, which include excellent bars and restaurants and exuberant nightlife. The long, hot summers and mild winters mean there’s plenty to do all year round, from social gatherings to visiting the famous Dim Valley, with its lush and verdant beauty.
Alanya is an ideal location for first-time buyers to invest in a holiday home. As well as the renowned Cleopatra’s Beach, revered as one of the best in Turkey, take a look at neighbourhoods such as Mahmutlar and Konaklı. You’ll be pleasantly surprised at just how affordable a sea view property can be.
Antalya – a firm favourite
If you’re looking for somewhere more cosmopolitan that really does have it all, then Antalya itself will appeal. Whether you’re in the mood for vibrant and modern or calm and relaxing, you’ll find what you’re looking for. No wonder holiday homes in Antalya are proving so popular!
Just 20 minutes or so from Antalya Airport and with the city centre also close by, everything lies within easy reach. There are excellent shopping malls if you’re in the mood for retail therapy, while when you’re ready to eat you’ll find every option from fine dining to traditional lokantas.
The beaches are outstanding, too, with Antalya home to 202 of Turkey’s 463 Blue Flag status sites. Konyaaltı ranks in the top ten on Trip Advisor’s list of the country’s best sandy retreats, and it really does have something for everyone – from couples and solo travellers to families with young and older children.
Lara Beach remains a firm favourite with domestic and international tourists, offering year-round attractions for those who prefer to visit out of season. Hardier visitors take to the sea even in winter, while there’s a lively social scene and stunning scenery to enjoy no matter when you visit.

Breathtakingly beautiful Kalkan
Kalkan enjoys a reputation as one of the Antalya region’s most sparkling jewels. It combines old-world charm with modern luxury, sympathetic architecture ensuring new developments blend in with the old. If you’re looking at buying a property as a holiday let, it’s here that some of the highest rental yields can be had.
You’ll face a dilemma when it comes to where you should buy a property in Kalkan, as each part of this elite resort offers its own special character. Sumptuous villas and infinity pools are the norm, although there are a few apartment complexes in some areas.
Popular among first-time buyers is Ortaalan, the newer part of town, which encompasses a multitude of bars, restaurants and supermarkets as well as the main bus station. The beach is a 15 to 20-minute walk away – or a short taxi ride – making it easily accessible.
Alternatively, with its abundance of beach clubs, Kalamar to the west side attracts those who primarily visit in summer or are seeking a property to let out. If you’re looking for a real party atmosphere, this is sure to appeal.
For some buyers, a beachside location is less important than a stunning sea view – in which case, take a look at Kızıltaş. This part of Kalkan has the best value per square meter, with properties enjoying glorious Mediterranean views. The old town is still within walking distance, or a shorter journey by car, so the heart of Kalkan is still in easy reach.
